“We already have a roofer.”
Nearly every building does. When was the last inspection report, and would a second set of eyes before the next budget be useful?
Alba puts a trained caller on the phone to the people who own commercial roofs and rooftop units: property managers, facilities directors, building owners and general contractors. We make the calls. Your estimators walk the roof and write the proposal.
One managed caller on the Growth plan is $2,006 a month equivalent on quarterly prepay ($6,018 every three months), or $2,367.08 on monthly flexible billing, plus $1,500 setup once. Caller, parallel dialer and data are all in that number.
Talk to Scott about your list See every priceThis page is about business-to-business calling. Alba does not cold call homeowners for roofing or HVAC: residential calling carries consent rules and a do-not-call exposure; this page is about businesses and the buildings they are responsible for.
A commercial roof or a rooftop HVAC unit is a line in someone's capital plan. The person who owns that line is a property manager running several buildings, a facilities director at a school, hospital or manufacturer, or a general contractor who needs a sub for a job they have already won. Each of them gets maintenance pitches every week. What earns a second sentence is timing: the last inspection, the age of the roof or the units, and whether anything is already in next year's budget.
So the caller asks one question about the building and offers one thing: an inspection or a maintenance-agreement review on a date that suits them.
A roofing or HVAC crew has a radius, so the list starts with the counties your crews can reach, then filters by the building types you already win: multi-tenant office, retail centers, warehouses, schools, churches, healthcare. Property management companies come first, because one manager can open a whole portfolio.
We exclude your existing accounts and open bids, and we apply your written do-not-call and suppression instructions before the first dial. You own the list's lawfulness; we confirm in writing when your instructions are applied. If you keep a list of past commercial jobs, we call those first: a building you have already been on is the warmest number you own.
The opener names your company, says you work on buildings in their area, and asks when the roof or the units were last looked at. It does not list services and does not mention storms or emergencies to create urgency; buyers have heard that pitch from every crew that follows the weather. Property managers screen contractor pitches all day, and a question about their own building does not sound like one.
The ask is an inspection or a review of the current maintenance agreement, scheduled around their tenants. If they have a contractor they like, the caller asks when that contract renews and offers a second opinion before then.

Happy to. So it's relevant, how many buildings do you look after, and which one worries you most?
Proof tier 0: process only. No published result for this buyer yet. Updated 2026-10-04.
We have not published a result from a commercial roofing or HVAC engagement, so this page does not claim one. What every engagement starts with is the same: a named caller, a parallel dialer a person starts, a list with your suppression instructions applied and our own measured dial data.
You can hear a real, unedited call on the cold-calling page, so you can judge how we open, qualify and handle the objections you will recognise, and read the method behind our dial study before you spend anything. If that is not enough proof for you, we would rather you know now.
Hear a real call firstProperty and facilities managers are at their desks early and on email by late afternoon, so we would start in the 8am hour and test mid-morning against it.
Across every engagement in the study (18 May to 11 August 2026), 16.7% of dials reached a person. At 8am, local time it was 33.3%; at 4pm, local time, 7.8%. Wednesday reached 23.7% against 6.0% on Monday. These are our aggregate numbers, not a figure for this industry.

We write the call card from your offer and build the list. You approve both before a single dial.
